RICS Condition Report
The RICS Condition Report is the most basic of the building survey reports AJA Surveyors conducts on properties in and around the London area. This type of report is ideal for properties of a standard construction built after 1850 and in a reasonable condition. It’s also ideal for sellers. The first thing to note is that the inspection at this level does not force open or expose the fabric of the property. As it’s likely to be a newer property, these areas should not be problematic. So at this level you shouldn’t expect the surveyor to start taking up carpets, floor boards, moving furniture around or the contents of your attic / loft. The property surveyor looks at fences, wall bounding the property, permanent outbuildings and shared use areas. If the property has a swimming pool or other sports, these are considered as permanent outbuildings. Leisure facilities such as tennis courts and the pool itself along with landscaping facilities are not inspected.
Property inspection focuses on the outside facades of the building and their condition, along with halls and stairways. The building inspector doesn’t inspect other building facilities such as lifts, alarms and drainage.

The surveyor makes the basic assumption that no harmful materials have been used in the construction of the property. If he suspects there is a problem he will recommend further investigation.
