Our team of RICS-Regulated Valuers covering London, the South East and Yorkshire come with a wealth of experience in inheritance property tax and inherited property valuations, providing you with accurate and professional service.
An accurate property valuation is necessary at the date of death for overall estate and individual property to establish the market value and comply with the Inheritance Tax Act 1984. It is the duty of the executor or representative to instruct this valuation in order to account for the inheritance tax due to HMRC.
Our property valuers liaise with the District Valuer and HMRC to ensure that the probate process is completed accurately and efficiently at what can be a truly challenging time.

Why Accurate Estate Valuations are Important For Inheritance Tax Purposes
It pays to have an accurate inheritance valuation to show if you owe inheritance tax. Undervalue your presidential property or estate, and you'll not only face an additional tax bill but also be fined up to 100% of the extra tax due. An HM Revenue and Customs crackdown in the middle of the recession raised an additional £70m in tax after carrying out more than 9,300 investigations. Households shown to be undervaluing owed an average £24,600 in extra inheritance tax – plus possible fines if they had not shown "reasonable care" in their tax submissions. And that was when the crunch was only just starting to hurt – in 2010.
Inheritance Tax Thresholds and Rules
Inheritance Tax is usually paid on an estate when somebody passes away after inheritance valuation. It's also sometimes payable on trusts or gifts made during someone's lifetime. Most estates don't have to pay Inheritance Tax because they're valued at less than the inheritance tax threshold (£325,000 in 2016/17). The tax is payable at 40 per cent on any amount over this threshold or a lower rate percentage rate if more than 10% of the estate is donated to charity.

Frequently Asked Questions
- Ensure the surveyor you choose to do an asset valuation has signed up to the mandatory registration scheme run by the Royal Institute of Chartered Surveyors
- Collaborate closely with your surveyor to ensure a valuation as accurate as possible but question any of their judgments that are based on assumptions
- Don’t risk “quick fix" valuations based on the old system of entering the average of three market estimations by estate agents. It no longer cuts much ice with HMRC, which strongly urges the use of professionals
